Jonathan de Jesus of Dominium Realty Group specializes in Orlando real estate, and says that market in the upcoming year is bound to be busy for local agents.

"We are likely to see a steady flow of bank owned homes and Orlando foreclosures come on the market, and although that could continue to pressure prices for sellers, it will continue to present buying opportunities for buyers."

He says that Orlando short sales are likely to continue to be a popular way for sellers to get their home sold when they owe more than their house is worth. These will also provide good opportunities for buyers to get pre-foreclosure homes before they go offline to linger in bankers' files for months during the foreclosure process.

Depending on what economic policies the federal government adopts, Espinosa says Idaho real estate buyers will likely see continued low interest rates through this election year as an attempt by Washington policy-makers to stimulate the economy.

"The combination of low rates and the steady drip of bank owned homes into the market means continued low prices for buyers who are ready to dip their feet in the market again."

He says some buyers have been gun-shy about re-entering the real estate market, whether it's for Meridian real estate, which maintains relatively higher demand than many other Treasure Valley cities, or Eagle real estate, where expensive estates from the boom years are going for pennies on the dollar now.

He says this growing phenomenon is a result of the real estate market not cooperating with the original plans of many homeowners. His advice, rather than accept an undesirable price, is to think differently.

"I've found that many people who have had trouble selling their home for their preferred price can turn a negative into a positive and actually use their circumstance to nudge themselves into real estate investing."

"Often, investing in real estate is something they've been wanting to do for years, and just didn't know how to go about it. We show them how."

Garrity says that he's been able to teach these new clients what his more seasoned investors already know – that there is wisdom in owning real estate in any market.

Farrer says that sales in 2012 are already starting off well.

"With our peak season already here, last month saw a total of 48 Key West real estate properties sold. Those were comprised of 25 single family homes, 22 condos, and a commercial property."

He says that contingent and pending transactions for December 2011 totaled 121 transactions, with a total of 438 active listings.

"The number of listings on the market is slightly lower than it would normally be, due to a shortage of inventory in certain price levels of the Key West Real Estate market."

De Jesus says that although the National Association of REALTORS® (NAR) has adjusted the home sale statistics downward for the last five years, the market is not as bad as the headlines sometimes indicate.

"There are still plenty of homes being bought and sold, particularly in a market like here in Orlando where we have plenty of warm weather and international tourism to keep things interesting."

He says that part of what's keeping the Orlando real estate market hotter than other parts of the country is simply the year-round nice weather, but he says the proximity to Disney World is a big help.

Scot Wozniak of San Diego Lawns, Inc., says he can help property managers run the numbers to see if their properties under management can benefit from converting their real grass lawns to great-looking synthetic lawns.

"Owners have been very interested in our product, because it looks and feels very much like real grass, yet it can save a considerable amount of money each month on the water bill and on landscape maintenance."

Wixom says that some of the more popular subdivisions in many price ranges are in Meridian, making Meridian more attractive to a wider set of buyers.

"Meridian subdivisions tend to be newer than those in other parts of the Treasure Valley. Schools are great, and amenities like shopping and freeway access are great as well."

He says that the benefits Meridian has going for it mean buyers will pay a little more to live there, but property values have also been much more stable in Meridian than elsewhere.

"Meridian real estate offers a level of safety for home buyers that other areas don't always have, simply because it's more in demand."

"The northern states and Canada get some pretty cold winters, and folks come here to warm up. In the process, they discover that Key West is a really nice place to live."

He says that before their holiday is over, vacationers are often asking him to look at Key West real estate listings.

"Prices are incredible right now--better than they have been in a decade or more because of all the bank owned homes on the market."

Farrer says that not only are there a high number of Key West foreclosures that translate to real estate discounts for buyers, but tourists can get all kinds of discounts from local businesses.

Garrity says the experience of two decades in real estate spanning five recessions gives him some measure of wisdom he shares with clients, whether individual investors or companies using his services for executive relocation.

"Often, companies who are relocating an employee think they are saving money by managing the details of the move internally, such as scouting for rental properties, arranging rental contracts, coordinating moving companies, etc. Inevitably, they end up wasting valuable time and money in the process."

He says that one of his first pieces of advice is that time is money, and having employees try to learn the ins and outs of real estate management consumes a lot of both.

Somerville says the benefit for Portland real estate buyers is compounded by the fact that interest rates on the 30 year fixed mortgage remain below 4%.

"This is truly an amazing time in the market for buyers who can get past the doom and gloom headlines. I believe many homeowners won't see prices this low again in their lifetime."

As property values fluctuate with regional and macroeconomic factors, he says his investor clients stay in the game through smart investing and expert property management.

"Seasoned investors know that property management services belong in the asset column, not the expense column on the balance sheet. With the right mix of savvy investing and conservative property management, we can keep our clients in the black when others cannot."

This is because the changes in homeowners' lives aren't always timed with the Orlando real estate market, he says.

"There are always families who need to move due to a job transfer or other relocation necessity, and this can mean they need to sell their home regardless of what the market is doing. I can help clients in that situation to make the best of it."

He also says some homeowners such as empty nesters may financially benefit from downsizing to a smaller home. Perhaps they want to downsize from a large Lake Mary home to Downtown Orlando condo with less upkeep.

Faranda says clients in several counties have already commented on how easy the site is to navigate and find properties their looking for.

"Sellers are definitely competing hard for a limited pool of buyers right now, but the timing is everything, and with Meridian real estate inventory shrinking, there is a smaller pool of homes to choose from."

Since listings provide a financial incentive to advertise, a larger number of listings generally means the agent is highly visible in the community.

He says he knows of agents who run from the extra bit of social interaction, but he's found that social media like Facebook and Twitter are simply tools to stay in touch and convey useful information.

Wixom, who already stands out online for his top Google-ranking website selling Idaho real estate, www.sellidaho.com, is one of the most visible agents on the road with his brightly colored Honda CR-Z.

"This car is a load of fun to drive, but the really great thing for my clients is that it is memorable. I get all sorts of comments from people who see me on the road, and of course, the car is emblazoned with my website and the RE/MAX Brand."

Wixom has always gravitated toward unconventional marketing techniques, so this fits his personality well. And with fuel prices being what they are, having an economy car to show homes all over the Treasure Valley, whether it's Boise real estate or Caldwell real estate, just makes sense.

De Jesus says that the average interest rate for a 30 year mortgage on Orlando real estate recently dipped to 4.09%, with the average rate for 15 year mortgages getting as low as 3.3%.

"Record low interest rates likes these mean that money is extremely cheap to borrow right now, which is good news for home buyers. Whether you're looking in Orlando, or perhaps for deals on Lake Mary homes, the timing may be perfect to get a low cost loan."

With rates at record lows, she says she's seen 30 year fixed rates as low as 4% recently. She says this could mean payments of only $1145 for a $300,000 home financed conventionally. Melton says the 15 year fixed rate is even lower, coming in at 3.25% in some cases.

"There's no question that this is a period of exceptionally low rates. Most mortgage professionals agree there is only one way for rates to go, and that is up."

Scot Wozniak of San Diego Lawns, Inc. says that he's seen an increasing trend toward installing water-efficient low-maintenance artificial grass on commercial properties in order to ensure the best cash flow possible on the investment property.

"I can sit down with any property owner and go over the numbers to determine the return on investment for installing artificial turf. In most cases, owners are stunned at how much they spend on water and maintenance costs each month."

How long the bargain-basement prices on Orlando real estate will last is debatable, according to de Jesus, who says that it depends on factors like the overall health of the U.S. economy and future mortgage legislation changes.

"Everyone is looking for bargains, from the first time home buyer to the real estate investor, and the market is providing great opportunities for both. The excess inventory has not only served to lower the entry barrier for buyers, but given them more properties to choose from as well."

Espinosa, who comes from a family deeply involved in Christian ministry, says that the economic downturn has hurt a lot of charitable organizations, to be sure. But he says that ministers who have a steady income, however sparse, can often afford to buy a home now, whereas before they couldn't.

"In the past, incomes were an issue, of course; everyone knows your average pastor doesn't make a lot of money. The biggest problem in the way of home ownership, however, was high real estate prices, and now that they've come down a bit, we're seeing more pastors able to afford to buy a home."

Somerville, who has been selling Portland real estate for over ten years, says the trend of younger buyers coming into the downtown is welcomed by Portland employers and property owners alike, and has helped to revitalize downtown neighborhoods.

"The current housing market is providing some great opportunities for younger buyers to get into Portland condos and lofts at pretty amazing prices."

"Over and over, clients come to me with a list of properties from one of the big name websites, and more often than not, the listing is stale. Someone else got to it first."

She says the best way to get fresh listings for York County homes, whether that's Newport News real estate or Yorktown VA waterfront homes, is to use a local website like http://tidehomes.com that gets its data directly from the MLS.

Maez, who has been a top real estate agent selling Albuquerque real estate for years, says that since the peak in the market back in 2005 to 2007, many who sold their homes for less than they owed shortly thereafter are able to get home loans again.

Somerville, who has been listing Portland homes for sale for 10+ years, says that sellers have a lot of competition from banks whose primary goal is to sell their inventory fast.

Cincinnati, OH – Cincinnati REALTOR Sandy Bakst says record low prices in the new and existing home market provide historic opportunities for buyers. He says that home prices in many cases have completely retraced the pre-mortgage-crisis bubble levels, providing exceptional valuations for buyers considering entering the market.

"The fact that investors are having a field day with the market is a good sign for first time home buyers that the time may be perfect for them to jump in as well."

According to Espinosa, as the mortgage crisis works its way through the system, and unemployment continues to plague the economy, more Meridian foreclosures end up as bank owned property. He says that means one thing: Lower prices for buyers.

"In this economy, everyone wants to tighten up on debt and reduce their monthly bills. For those who are able to take advantage of what the market is offering, it may actually be cheaper to buy than to rent."

While the Fed remains undecided what monetary policy to implement in coming months to nurse the economy along, Maez says they have made clear that they don't intend to pursue QE3, a third round of Quantitative Easing that would seek to artificially lower interest rates.

"If the Fed stands by its previous statements not to engage in QE3, it can only serve to raise interest rates for anyone buying Albuquerque homes. That means the cost of home ownership will go up regardless of what home prices do."

"Many people just don't realize how ideal the market is right now. There is an abundance of inventory which tends to bring prices down, of course, but it also provides a better selection of homes to choose from."

According to Fred Doleac, President of Praxius, lenders have traditionally relied heavily on refinance business, with home purchases making up a smaller source of mortgage leads. Now, because of today's persistently low interest rate environment, he says that most homeowners who were able to refinance already have.

He says steady pricing pressure in recent years due to the mortgage crisis and U.S. economic factors has made luxury Marco Island real estate far more accessible to the average home-buyer than it used to be. This is bringing a new generation of luxury home owners into the market.

"Where we used to see the market regularly pricing people out of the more exclusive properties, we're actually seeing the opposite right now. Buyers are being priced into the luxury market."

He says low prices are due largely to the mortgage crisis of the past several years, which has trickled down into many other parts of the economy. Historically low interest rates and a still-high inventory of foreclosures and bank owned properties have contributed to creating attractive home values for buyers, according to Bakst.

“With the Federal Reserve's end of QE2 coming up, there is a fear in the market that interest rates will start rising again. When they do, some of these buying opportunities for Northern Kentucky and Cincinnati real estate could go away.”
